HOME STAGING

In the past a home buyers first impression was a single picture of the front of your home. But the majority of today’s home buyers first impression is from the internet, where they can view your home from the inside out. That is why, it is imperative that your home stands out above the rest. Don’t let home buyers pass up your home, before they even step up to the curb!

Consultation: $100

I will meet with you to discuss your goals, and put together a plan within your budget and time frame, that will lead to the maximum return on your investment. The consultation will start at the curb. Together we will walk through your home with a buyers eyes, we will discuss your homes best assets, and how to make them stand out, as well as address the areas that could use some enhancement.  We will end with a proposal based upon the amount of work needed to gain a speedy sale and the highest dollar amount for your home.

*Consultation is complimentary if you choose from one of the below staging services that day.

Home Makeover Report: $150

The Home Makeover Report is for homes that are well on their way to being staged and for those who wish to do it themselves. From our consultation you will be provided with a customized photo-filled report focused on the most important things you should do right away to increase the value of your home and obtain a faster sale.

Half Day/Full Day of Home Staging: Starting at $450

Each home is unique and has different challenges. The amount of time is usually based upon the size of the home and the amount of work proposed.

I will be working from our eight-step “Feel Home” Action Plan.  In the consultation, we discussed how we could make dramatic transformations to the main areas of the home. Whenever possible, I will use furnishings and accessories that you already own. If needed I will bring in some key accessories from my inventory, to complete the look of each room, that can be purchased or rented from Suburban Revival. I will take great photos for your agent’s marketing efforts, and give you a visual so you can maintain the look on your own.

*Some prior de-cluttering and cleaning may require packing and storing ahead of the staging day. What better incentive to get that head start on packing, that you will inevitably have to do anyway!

Estate Home Staging: Starting at $450

An Estate home is often a delicate situation. Suburban Revival understands this and wants to help you get your home market ready as smoothly as possible.

Working from the eight-step “Feel Home” action plan, I will suggest what furniture and accessories should stay. Advise you of Estate Sale professionals, Donation organizations, Packing and Cleaning services. I will go through the home with you and advise what pieces and items should be taken away and what will work best in the stage. Sometimes older homes may need some cosmetic updating, we will suggest any cosmetic changes that may add value to the home. Working with what is left and possibly bringing in some of Suburban Revival’s accessories that are available for purchase or rental, I’ll leave you with a show-ready home and photos for your agents marketing efforts.

New Listing or Open House Staging Weekend: $1,200

This service is perfect to make a great first impression for the house that is just about to go onto the market or have an open house!

I will spend two full days prior to that weekend transforming the house into a buyers dream. I will be working with a detailed Suburban Revival “Feel-Home”Action Plan. This is a half day and full day combined, to make sure every detail is covered and staged to wow buyers at the open house. You will have beautiful marketing photos for your realtor, and the option to rent or purchase the items on display through Suburban Revival.

*Some prior de-cluttering and cleaning may require packing and storing ahead of the staging day. What better incentive to get that head start on packing, that you will inevitably have to do anyway!

Vacant Home Staging weekend: free estimate

Vacant homes take longer to sell, they appear cold and most buyers have a hard time visualizing how they will furnish the empty rooms that all start to look the same.

Suburban Revival will give you a free estimate on how we can transform your vacant home into a warm and inviting home.  With rented furnishing and a neutral decor that will appeal to everyone, your home will have buyers envisioning there next home!

*Furniture & Accessory rental agreements are between the client and the rental company. Rental companies require a 3 month rental.

HOME RE-DESIGN

Let us help you revive a tired home, and give it your own personality. This part is all about you! Whether it’s one room, or your entire home, you most likely already have the pieces to make it your own. A fresh eye and a coat of paint, is sometimes all that is needed to help your home reach it’s fullest potential, and if a few extras are needed, we have access to designer discounts, and know just where to shop for the best bargains.

Consultation & Proposal: $150

I will meet with you to discuss your home and what it means to you. How you enjoy the comforts of a home and what your needs are. Together we will discover what your style is. I will come back with a visual proposal of your homes “hidden potential”.

*A  discount will be applied if you decide to use my proposed plan and Re-design services.

Re-design Services are charged by the hour: $75/pr hr

Suburban Revival will put our proposal into action. We will work with you to pick the materials and accessories that will make your home and your personality stand out. If you wish, I’ll organize personal shopping trips with you, or I can locate the finds on my own. As a licensed designer, my discount will apply to many well known decorating stores.

To ensure the job is done correctly, a contractors services may be required, Suburban Revival will provide a list of contractors from which you may choose, or you may hire a contractor of your own choice
